I hate Tenants! ARRGHHHH!
Hey, peeps, I know I'm fairly new and that I've done much more lurking then posting, but I've just got to get something off my chest. I'm 23 years old, married with two kids, and own my house. I've worked hard to get the things I have, and yet still struggle from time to time due to surprise expenses but for the most part get by alright. I have a basement apartment that I rent out as a mortgage helper, and when people actually bother to pay their rent, I do fairly well financially as the rental income takes care of more than half of my mortgage payment.
Anyway, Last month on June 15th I rented the place to this young woman. I had a bad vibe from her, but really had no real reason not to rent to her and as the unit had been empty for awhile, I was in need of the cash so just said to hell with it and rented to her. Anyway, one month later July 15th rolls by and rent is due. I don't hear from her. So, on the 16th I attache a stern yet polite note on her door stating rent was due yesterday please pay promptly. Anyhow, a couple of days go by and the note is still on her door. So, I peek through the window in her entrance to see the only thing in the living room is a love seat that the tenant previous to her had left behing but that I had kept for her at this new girl's request. I immediately realized what's happened so I unlock the door and sure enough, the b***h has abandoned the unit. It's totally empty save for the love seat and rotting bags of garbage! I don't have a one year lease agreement, but I do make people sign a rental agreement containing rules I expect them to follow as in no smoking, rent is due each month on bla bla, MUST GIVE TWO MONTHS WRITTEN NOTICE!
Obviously I was pretty ticked off. She could of at least took the damn garbage out! There must of been the entire month's worth there!
Well, folks, here's the kicker, this morning my wife is down there cleaning the place up as I'll be showing it today to a friend that is interested in renting, and you'll never guess what.... My wife pulls the fridge and stove out to clean behind them and the f-ing tenant had cut the damn power cords to both applicances! It was almost like she was trying to burn my house down because she only cut half-way through each power cored (both the fridge and stove) and the stuffed paper and plastic bags all around it! My wife said that when she moved the wires sparks were flying! Also, the smoke detector had been removed from the ceiling, placed on the counter and the battery removed...
What the hell?!!?!? What sick person would do something like this! I bent over backwards for this tenant! I let her move in a week early free of charge, let her pay her first payment late as she was having difficulty getting her finances together (welfare was apparently assisting her with the move as she was moving into town for a new job and to get off the system), I had her carpets professionally cleaned, gave her a small freezer because the one above the fridge was a little small, and even let the b***h park in my driveway as I don't own a vehicle but have frequent access to a company vehicle!
Why?!?! Why on Earth would someone do something like this without provocation! I've got kids upstaris for Lord's sake!

Call the cops, and fire deptartment, get that lunatic off the streets before she does that again and kills someone. Or at least make sure she is known to the authorities so if she does something like that again they know she's like that.
Count your blessing she didn't kill you and your family or burn your house down.
Sorry to hear that happened but I am glad you found it soon enough.

WOW! That's crazy, Thank god you are able to rant about it. But hey!, I would totally call the RCMP and atleast make a formal complaint and have this put on file so that if this wack-job does something like this in the future and gets caught then it's not the 1st they've heard of her. You said you had her sign a rental agreement and that welfare was helping move her so you should have all the needed info on her to take action.

True, I do have the info necessary to nail her, but here's the thing. If I do, it'll cause me financial heartache because the fire department will come in and say "you have to install fire doors, bla bla, this smoke detector it too old, bla bla, you have to supply a fire extinguisher, bla bla, you have to to have two exits in order for this apartment to be legal, bla bla. So it'll cost me an arm and a leg. Also, if I get the cops involved, they'll likely take their sweet *** time and make it impossible for me to re rent the unit before my mortgage payment is due on the first of August. Then, if I call welfare on her crazy ***, they'll likely say I have to hold the apartment for her for a period of four weeks in case in reality she hasn't abandoned it and is coming back - trust me they'd make me do that, tenants have way more rights than land lords, it's a crock of ****.

Man that sucks, sorry to hear about this. It would cost some money to get on her case. Im just glad you and your family are ok. I dont see why someone would do something like this.

Thanks Rikki. I don't know why either. Some people are just ******** like that. I know some people will likely end up harping on me "to do what's right, to not let her get away with it, or think of the next land lord she rents from" but before you do, realize I'm not interested in hearing it because you are not the one in my financial situation, you are not the one who will lose out on renting the unit for the upcoming month, you are not the one who would be ordered to construct a second exit from the apartment to make it "legal". So that being said, unless you're willing to cough up the dough to cover all of the above, please don't get on my case.
Sorry if that sounds rude peeps, it's not meant too. I just really don't feel like battling through any internet "morality" debates today. Hope you'll all understand...

Well first off , I'd hate to say it but if you have a bad feeling about someone that is enough for you to say" No, sorry I cannot rent to you" Its your room for rent you can not let whomever live there for what ever reason you want. I'm not saying its your fault but there are so many people in this world who take advantage of others. Being 23 you shoulld know this by now.
As far as the police go, ya they might go out and look for her. But in this counrty the best she'll get is a slap on the wrist. Nothing ever happens in our system unless someone pays the ultimate coniquence. How much BS is that, our system is completely screwed.
They will not make it impossible for her to re-rent. All she need so do is move to anouther city to start over again.
If it were me personaly I would go out and find this little b***h myself. Someone tries to burn my house down with kids inside and I would go freaking mental. I dont even know what i would do if i found someone like that.
Oh heres the probleme. You take care of the person who almost killed your whole family and now you go to jail for assualt. Wow that makes alot of sence doesnt it.
It's like letting out sex offenders who are at high risk to re-offend. Where do they let these people out in public enighborhoods with children around. A freind of my mother just recently found out a sex offender was living downt the street from her. She phones the cops to ask about it. What do they tell her? "Oh yes mam, he is at high risk to reoffend so keep your children in at night and dont let them out of your site"
He actually said this to her. So now her children are prisoners in thier own house because the wonderfull canadian government let this creep out, because his time was up,not because he was better.
I know thats a little off topic but that is exactly the kind of BS we have to deal with in our country. along with what your dealing with now.

Just curious but if these are requirements for your tenants' safety, why would it be a problem to provide them? Cost might be an issue but safety should be first priority.

They're not required. If you want to rent an apartment like this it is perfectly legal. What I mean by legal apartment is that it counts as a separate dwelling. In other words, my house would be allowed double the alotment of garbage bags at the curb, would receive two phone books a year rather than one, etc. It is legal to rent the apartment I have, however, the fire department is anal and will force you to bring everything up to code.
Look at it this way, your home is legal because it has insurance, smoke alarms, etc. But if the fire department comes a knocking, they can make you buy new alarms etc because they are no longer up to their standards, it doesn't mean they don't work. Here's a better example, you can sell a car as is, and it would be just fine and you are allowed to do it BUT a certified car is better, no?

My god man. Just goes to show....cant trust anyone. I would be flipping every dam stone in town if someone pulled that on me. That is just sick! You got kids....that person is seriously messed up. I suggest you get 3 peice ID (one photo) before you rent! This is serious stuff...

Sorry to hear this.
Glad to hear nobody got physically hurt.
The safety issues should be addressed its just better to have that covered then explaining it after and losing more than the suite or house after. Since you mentioned your going to rent to a friend (then as a friend why not protect him/her then). Another thing is from hearing from a friend that also rents a few suites to people he knows - the one thing he states alot of the time is its best not to rent to people you know like friends. Not saying anything characteristically wrong with it but renting is a financial thing. And not sure how good a friend it is that your renting to but money issues can ruin friendships. And if for some reason down the road they can' t pay you now or later due to whatever, how long will you accept that over the friendship. Again not saying it will happen just letting you know from hearing it from people that do it now they avoid that situation and keep the friends from money issuses.

Thats really too bad tenants have redicoulus rights and this post is a good example of the stuff they can get away with. If the place had of burtn down with her in the room and they checked it out and it wasnt up to code id think youd be in some sierious trouble. Id think about that over the cost of bringing it up to code. Galad its too bad you hate this country so much someone forcing u to stay?
